1. Security/Damage Deposit: A refundable deposit will be collected in addition to rental amount. See conditions below.
2. Cancellations: A 45 + day notice of cancellation is required for any reservation. If reservation is cancelled at any time any and all moneys on account may be retained unless the unit is rebooked for the original amount of rent and nights.
3. Cleaning: Our cleaning staff will perform a departure clean. We request you leave the home in a tidy manner. Please refer to the checkout form included in your reservaton email. Our homes are equipped with bedding and towels. We provide a "starter" set of paper products and soaps. If you need additional supplies they can be purchased at the local supermarkets. There is no daily maid service. If you require daily maid service this can be scheduled for you for an additional charge.
4.Smoking: All of our properties are non-smoking units. The renter is responsible for any costs incurred in the removal of smoke odors following their stay.
5. Pets: NO pets in or around rental property unless otherwise noted. Violation of this will result in forfeiture of your deposit and eviction without refund.
6. Telephone: Please use your credit card or cell phone for long distance calls. There will be a $25.00 service charge + the cost of any toll/long distance calls which appear on the owners telephone bill.
7. Parties: All of our homes are located in residential areas and may NOT be used for weddings, receptions or parties. Any loud parties could result in eviction and forfeiture of entire rental amount and security deposit.
8. Amenities: We are not responsible for the condition or availability of any amenities offered by Owners or Homeowners Associations. If an amenity is not working properly we will try our best to have the problem fixed - but if we cannot repair the problem, refunds will not be given.
9. Snow Conditions: You are renting in the high sierras. We do not have any control over the weather or road conditions. We will try our best to have the snow removed from the driveway and pathways of the property.
10. Road Closure: We offer travel insurance which covers possible refunds for road closures. If travel insurance is not purchased the following policy applies: If the road is closed for more than 6 continuous hours on the day of arrival your reservation can be transferred to a later late. Your new arrival date must be within 60 days of the original reservation. OR you may arrive one day later and make up the day on the departure end. This option is only if the property is available for an extra day past your original date of departure.
11. Lockouts: There is a $100.00 charge for lockout assistance after hours or if lockout assistance is required at the rental unit.
12. Amenity Cards/Keys: There is a $200.00 charge if amenity cards or keys are not returned for any reason.
13. Late Check-outs: There will be a late check-out charge of $25.00 per half hour after 11 a.m.
14. Keys: Keys are to be picked up and returned to the Coldwell Banker office located at 531 N.L. Blvd., Tahoe City. A charge will be assessed if keys are not returned. This charge could include the complete re-keying of the property.
