Policies

Coldwell Banker Property Management (CB), an agent for the owner of the property, and Guest agree as follows: Guest is an adult and will be an occupant of the unit during the entire reservation period. Other occupants will be family members, friends, responsible adults or children under direct adult supervision. NO PARTIES! Use of the premises will be denied to persons not falling within the foregoing categories and as a result they would have to vacate the property without any refund. Any complaints from neighbors regarding excessive noise or other nuisances may be cause for immediate termination of the rental agreement and forfeiture of the guest’s security deposit and rents.


Payment:

A non-refundable pre-payment is due at the time of booking. Final payment is due 45 days or more prior to arrival date. If your arrival date is less than 45 days from booking date your payment is due in full at the time of booking and is non-refundable. Reservations are considered booked when the guests credit card information is received. Some of our Owners will not accept credit cards as payment – in this instance a check must be issued for payment.


Security Deposit:

A damage deposit is collected in addition to the rental amount. The deposit will be paid as a signed authorization on a master card/visa or paid by check. The deposit may be used to remedy Tenant’s default in payment of rent, repair, replace or return personal property or appurtenances exclusive of ordinary wear and tear, return furnishings to original position, additional cleaning, replace amenity keys/cards/passes, re-key unit if keys are not returned and for long distance phone calls. A $200.00 charge will be assessed for loss of amenity key or card. A $150.00 charge will be assessed for lockouts after hours or if lockout assistance is required at the rental unit. If the deductions from the deposit exceed the guest’s deposit, Guest agrees to pay the difference to Coldwell Banker. In the event of a dispute concerning a security deposit arguments will be heard in the jurisdiction where the property exists.


Cancellations:

A 45+ day notice of cancellation is required for any reservation. If reservation is cancelled at any time, any and all monies on account may be retained.


Trip Insurance:

Trip Insurance is STRONGLY recommended and may cover losses you may incur due to unforeseen circumstances, such as road closures, jury duty, illness. Please refer to the Trip Insurance information on our website.


Weather/Snow Conditions:

You are renting a home in the High Sierras. We do not have any control over the weather or road conditions and will assume no liability for any loss or damage caused by weather/road conditions, natural disasters, acts of God or other reasons beyond our control We will try our best to have the snow removed from the driveway and pathways of the home/condo. NO refunds will be given for too much snow or lack of snow


Pets:

Pets are not allowed IN OR AROUND the majority of the rental homes/ condos at any time. Violation of this will result in the forfeiture of your deposit and eviction without refund. We do have a few homes that will allow one dog. Acceptance of an allowed dog will be included with your confirmation information. Absolutely no cats, birds or exotic animals.


Cleaning:

Our cleaning staff will perform a departure clean. We request you leave the home in a tidy manner including, but not limited to washing dishes or starting dishwasher, returning furniture to original position. Please refer to the checkout form provided. There is no daily maid service. If you require daily service this can be scheduled for you at an extra charge.


Telephone:

Most units are equipped with a telephone to be used for LOCAL calls only. Please use your credit card for all long distance/toll calls. There will be a $30.00 service charge plus the cost of any long distance/toll calls which appear on the owners telephone bill. Cell phone service is NOT guaranteed in Tahoe.


Hot Tubs:

Guest acknowledges that he/she is fully aware that the hot tub and surrounding area can be dangerous and slippery when wet and that injury can occur and assumes all risks involved in or related to the use of the hot tub and surrounding areas. Hot tubs may be temporarily unusable during guest’s stay due to normal maintenance procedures required to keep them clean and sanitized. Hot tubs are prone to temporary or prolonged maintenance issues beyond CB’s control. Hot tubs are serviced prior to each guests reservation. Guest will be responsible for charges over and above the standard cleaning. Refunds for non-operational hot tubs will be dealt with on a case-by-case basis not to exceed $25.00 per lodging night of non-operation.


Amenities/Inconveniences:

We are not responsible for the condition or availability of any amenities offered by Owners or Homeowner Associations. Neither do we accept liability for any inconveniences due to defects or stoppage in supply of gas, water, electricity or plumbing. CB will attempt to have the problem fixed, but often times these are out of our control and if we cannot repair the problem/s refunds WILL NOT be given.


Smoking:

All of our homes are NON-SMOKING properties. The renter is responsible for any costs incurred in the removal of smoke odors following their stay.


Firewood:

None of our properties have firewood. You can bring it from home or purchase it at the local supermarkets.


The House:

Our homes are equipped with bedding, one set of towels per person, TV, dishes, pots/pans, etc. Occupancy is based on sleeping capacity. Each home may not have ample dining or living room seating to match the bed capacity. We provide a starter set of toilet paper and soaps. If you need additional supplies they can be purchased at the local supermarket. Most homes do not supply beach towels. Guest agrees to abide by all HOA or Owner rules which may be posted at the property or given to guest.

Renting a single family vacation home or condo is very different than a hotel. CB is not open 24 hours a day – we do have a 24 hour emergency page. But please realize that resources can be VERY limited outside of normal business hours – especially in the winter. There is no front desk or onsite maintenance or cleaning crew. There will be signs that other people have occupied the property.
